How the ARO works.

A simple, transparent process built on a model we've refined since 2008 — turning monthly rent into upfront income without changing tenants or taking on debt.

We assess your property

We confirm full market rent on your property for a new or existing tenancy in England or Wales. Good landlords, good properties, fully compliant.

We Source a tenant / We take over existing tenancies

If vacant we'll source tenant, otherwise we can take over an existing tenancy, subject to compliance checks. Private, professional tenants undergo comprehensive referencing and right-to-rent checks before moving in.

You receive up to 12 months' rent

Under our Primary Tenancy™, ARO™ becomes the primary tenant and pays you up to a year's rent in advance.

We manage everything

Full management, compliance, tenant relationship and legal cover — at our standard full-management fee.

Rent Guarantee

You keep your upfront rent — even if the tenant doesn't pay theirs.

Void Protection

Covered if a tenant gives the standard two months' notice mid-term.*

Who qualifies for ARO™.

We select landlords and properties carefully — after all, we're putting our own money on the line. If your property is in England or Wales, fully compliant, and either vacant or occupied by good tenants, you are likely to qualify.

We're looking for good landlords with good properties who want a high-quality, long-term property manager.

A cost-effective solution.

You'd be forgiven for assuming ARO™ costs more — it doesn't. We don't charge a premium over our standard full management, and void protection is included at no extra cost. In fact, our fees are often lower than agents who can't offer a year's rent upfront.
